Free Preliminary Research with the Council(obligation free)
Smartshax will contact the appropriate council for you and ascertain council requirements. You just need to provide Smartshax with a site plan, address and name of the council to begin the process.
Site inspection & Shax Location
If you have a block of land or are interested in a block of land, Smartshax will inspect this block and assess the suitable location on the block for the shax. This is usually the first meeting for you and Martin Upton, the builder of Smartshax where an agreement to submit plans to Council is signed. There may be travel costs for this.
Plan Preparation
An initial payment of $10,000 including GST will get you started which allows for the preparation of theOff the rackSmartshax Plans & Specificationsfor your site.
· Personal design service
If an Off the Rack Shax is not your thing then:
Smartshax will prepare a design in consultation with you to include variations to the shax that suit your site, budget and personal taste. This may include for example a 1 bedroom shax, a shax with a wider verandah or a "boatshed shax" The additional fee for these design changes is $3,300 including GST and is payable at the time of council submission.
Council Approval
Smartshax as a service to you prepares the Development Application forms and Construction Certificate forms and submits them to Council. When Council have approved the plans there is a $3,300 including GST due. Client pays for all Council fees & any required reports as they are due.
· Quote & Fixed price Building contract
Once Council has approved the Smartshax, a written quote will be prepared for your approval by Upton Building Pty.Ltd. You choose the finish and appliances from standard to deluxe. Following this a Department of Fair Trading Building Contract between Smartshax licensed builder Martin Upton, and you is signed and a payment schedule agreed on.
Move In
Smartshax take on average 14 weeks to build.
The Smartshax is built ready to move in with all the appliances, kitchen & bathrooms finished and painted. Everything is included.
